Economic Development Update April 7, 2005 One hundred and twenty-three people attended the Midwest City Commercial Brokers, Bankers, and Developers Luncheon held today at the Reed Center. Jennifer Reynolds, Host of the Discover Oklahoma television show, and "East is In!" spokesperson served as Master of Ceremonies. Participants heard from Midwest City City Manager Charles Johnson regarding the Midwest City Sheraton Conference Center Hotel, the 29th Street Redevelopment Project, and the new Wal-Mart Supercenter to be located at N.E. 23rd and Douglas Blvd. Jason Little of Sperry Van Ness presented information regarding "The Extreme Mall Makeover" planned for Heritage Park Mall. Leesa Lacey of Imagine That Design Services presented an update on revisions to the www.eastisin.com web site, and the Midwest City and Eastern Oklahoma County Housing Guide. Director of Economic Development Dave Burnett present an update on additional economic development in the area. Since some of the attendees requested the list of projects mentioned in this presentation, the list is copied directly from Dave's notes and included below. CBL 2005 Notes 1. Hospitality District @ I-40 and Sooner a. A new strip shopping center at Sooner and Will Rodgers – Home Depot Parking lot parcel. b. April 15th at 4:00 p.m. – Studio Mid-del Ground Breaking on Center – across the street from the Reed Center. c. Will Rodgers Office Park is still in pre-leasing – between Center & Hudiburg on Will Rodgers. 2. Rose State College Area a. Hudiburg Drive will get a $1 million dollar plus makeover from Trosper to SE 15th. b. The Higher ED Bond Issue will fund a new RSC Health Sciences Center c. $7.65 million bond approved for a new training center that will serve Tinker AFB. 3. In addition to the SE 29th St. Redevelopment Project. a. A new 69 room Best Western Hotel on the I-40 Service Rd. west of Wheeler. 4. Air Depot Development: a. CiCi’s Pizza – in the remodeled Wherehouse Music Bldg. b. Tan and Tone America Center – 50% leased. c. Anticipate additional private sector redevelopment along Air Depot between SE 15th and SE 29th. d. Glenhaven Villas – 23 unit patio home development on N. Reno – between the Lutheran Church and Fire Dept. e. Legacy Corner 298 unit upscale complex. At one point I understand they were leasing at an average rate of one unit per day. f. Olivas Industrial Park – May 18th – We will participate in a ribbon cutting for AAI Services - an Air Force contractor. g. One block North and one block east is the site of Linen King’s new medical laundry facility. They are a non-profit corporation that employs a “challenged workforce.” 5. The MROTC In another year or so, SE 59th and Douglas will never be the same. Chip Carter is here with the Battelle Corp. They are developing a new state of the art aircraft maintenance, repair, and overhaul facility that will serve both military and private sector needs at that location. 6. Douglas Blvd. Development: a. One Block west of Douglas Blvd. and north of S.E. 29th St. work has begun on the new Global Business Centre - Once infrastructure is in place, this will be a super location for manufacturing or warehouse support for Tinker AFB. Great interstate access for other businesses as well. b. Newey Plaza II – available and open for tenant finish. c. DOUGLAS BLVD. IS OPEN! d. Rib Crib is open. e. Expect new offices at Harmony Drive and S. Douglas. f. Bill Harper is building a 9,000 SF office bldg. at S.E. 15th and Douglas Blvd. g. Nick Harroz is completing the new Cherry Center at E. Reno and Douglas Blvd. Next to Crest #2. h. Expect tons of new development near the 23rd and Douglas Wal-Mart. 7. Housing: a. Tom Jordan has sold out Stone Creek at E. Reno and Westminster and s working on a new 200 unit development north of Eastwood. b. ERC is planning a 300+ unit development at SE 23rd and Hiawassee. c. I am not sure where we are in the 400+ unit Home Creation Project between SE 15 and SE 29th on Westminster. d. Joe Atkinson’s Copper Chase on Henney Rd. North of SE 29th is a 100+ unit project. e. An there’s more…Jeff Moore, Jim Campbell, Stan Malaske, Jim McWhirter, the Brumbaloe’s and others continue to support the building boom in the Eastern Oklahoma area.
